Matchdesk · Sim Capital LLC
Fair Housing & Equal Housing Opportunity
Effective date: July 18, 2026
Matchdesk supports the letter and spirit of the Fair Housing Act. We design our software and public wording to help real estate professionals plan around property, budget, timing, and client-stated preferences — not to discriminate or steer based on protected characteristics.
Our commitment
Sim Capital LLC operates Matchdesk as an equal housing opportunity platform. We expect every user to comply with federal, state, and local fair housing laws.
Housing decisions and advertising must not discriminate based on race, color, religion, sex (including sexual orientation and gender identity), disability, familial status, national origin, or other protected characteristics under applicable law.
How Matchdesk is intended to be used
Matchdesk helps agents organize relationships, property signals, budgets, locations, timelines, and disclosed preferences so they can serve clients professionally.
- Use objective, transaction-relevant criteria such as price, property type, beds/baths, amenities, location selected by the client, and timing.
- Review AI outputs before sharing them with clients; treat them as drafts, not directives.
- Keep advertising and outreach inclusive and compliant with fair housing advertising rules.
What we avoid in product design
Our AI and planning tooling is instructed to avoid fair-housing-sensitive steering, including recommendations based on schools, crime, demographics, religion, family status, disability, or other protected-class proxies.
Public marketing and planning content on Matchdesk is written to focus on property attributes, financing and timing tradeoffs, and professional process — not who “belongs” in a neighborhood.
Your responsibilities as a user
You control how you use Matchdesk with clients and prospects. You are responsible for:
- Your listings, ads, social posts, scripts, and client communications.
- Any screening, steering, or selection decisions you make.
- Lawful use of public records, CRM data, and life-event signals (including privacy and solicitation rules).
- Providing reasonable accommodations where required by law in your real-world practice.
Reporting concerns
If you believe Matchdesk content or an output raises a fair housing concern, contact privacy@matchdesk.ai. For housing discrimination complaints involving a housing provider or agent, you may also contact HUD at hud.gov/fairhousing or your state fair housing agency.
